Zoning plan for the Zone City Centre –Petržalka district, the area between the Old Bridge and the Harbour Bridge

The southern border of the area defines the rail line and the turn to Bosákova, then Bosákova to Jantárová Way, from the east by the Harbour Bridge, from the north by the axis of the river Danube and from the west by the Jantárová Way and the Old Bridge. The zoning plan was approved by the Resolution of the Bratislava City Council No. 1056/2006 of 6.7.2006. The binding part is published in the Generally binding Regulation No 4/2006 ↗︎.

In the urban concept, the design uses the principle of a block structure with directional deviations taking into account the dominant compositional principles, namely the river Danube, Castle Hill and the Castle, the Pribinova zone, J. Kráľ Park, the Vienna Way, as well as the transport corridors of the three bridges. Establishing the optimal use of the area for new opportunities of European, Slovak and city-wide importance, would create valuable environment for residents and visitors of the site and provide quality facilities for trade, services, administration, culture, sport, housing, etc.

For leisure, recreational activities and sports are created areas of greenery in the newly designed central city park with a body of water. There are projections of greenery areas between the blocks of flats and the levee, the city promenade, the embankment promenade, walking and cycling trails in the built-up and natural floodplain landscape. A new distinctive element in the area of floodplain is the newly designed distributary of the Danube.

The Capital city of the Slovak Republic, Bratislava, as the zoning authority, proceeded, based on the initiative of the landowner. The aim is to build a multi-functional cultural centre of city-wide importance. The amendments deal with the area subject to zoning plan Sector “E”, defined from the north by anti-flood levee, from the west by the earth embankment under the Jantárová Way (Old Bridge) and from the south and east by the new service communication " Janíkova". The subject of the design was the change of the regulations of the zoning in Sector “E”, its impact on other parts of the zoning plan binding part and the modification of the positioning (routing) of utilities in the area, while maintaining the concept of the area layout according to the current zoning plan for this area.

Amendments 01 of the zoning plan for the Zone City Centre – Petržalka district, the area between the Old Bridge and the Harbour Bridge were approved by the Resolution of the Bratislava City Council No. 743/2009 of 24.9.2009.
